Every Type of Door in a Dubai Home — Common Problems and How to Fix Them

 A typical Dubai apartment or villa has multiple types of doors, each with different construction, hardware, and common failure points. Understanding the specific issues associated with each door type helps you identify problems early and communicate effectively with your repair service.

 

Wooden Panel Doors
 
These are the most common interior doors in Dubai residential properties. They consist of a wooden frame with flat or raised panels. The panels may be solid wood, MDF, or veneer-covered.
 
Common problems include panel cracking from humidity changes, veneer peeling at edges from heat exposure, and the frame joints loosening over time creating a rattling feel. Panel cracks in solid wood doors can be filled with colour-matched wood filler, sanded smooth, and refinished. Veneer peeling can be re-glued with contact adhesive and clamped flat. Loose joints need disassembly, fresh glue, and clamping.
 
Solid Core Doors
 
Solid core doors are heavier and provide better sound insulation. They are commonly used for main entrance doors and bedroom doors in higher-end apartments. Their weight means hinges bear more stress and need to be heavy-duty grade. Standard lightweight hinges on solid core doors will fail faster.
 
The primary issue with solid core doors is sagging from hinge fatigue. The weight gradually pulls the door down on the hinge side, causing the opposite corner to drag on the floor. Upgrading to ball-bearing hinges rated for the door's weight resolves this permanently.
 
Hollow Core Doors
 
Hollow core doors are lightweight with a honeycomb cardboard interior between two thin face panels. They are common in budget and mid-range apartments. While lightweight and inexpensive, they are vulnerable to damage. A strong impact can punch through the thin face panel, leaving a visible hole.
 
Small holes in hollow core doors can be repaired with expanding foam filler covered with a matching face patch. Larger holes or extensive damage usually make replacement more economical than repair.
 
Sliding Doors
 
Sliding doors on balconies and between rooms use a track and roller system. In Dubai, the most common sliding door issue is sand and dust accumulating in the bottom track, making the door difficult to slide. Regular vacuuming of the track prevents this.
 
Worn rollers are the second most common issue. When rollers wear flat or crack, the door becomes heavy and jerky. Roller replacement involves lifting the door off the track, removing the old rollers, pressing in new ones, and rehang the door with proper height adjustment.
 
For sliding glass doors, the rubber seal around the glass can deteriorate in Dubai's UV exposure, allowing dust and reducing insulation. Seal replacement restores the door's weather resistance.
 
UPVC Doors
 
UPVC doors are common in newer Dubai buildings, particularly for balcony access and some main entrances. They are weather-resistant and low-maintenance but do develop issues over time.
 
The multi-point locking mechanism in UPVC doors can become stiff or fail to engage properly. This is usually caused by the door dropping slightly on its hinges, misaligning the lock points with the frame keeps. Adjusting the hinges to raise the door typically resolves the locking issue.
 
UPVC door handles transmit force to the locking mechanism through a spindle. Worn spindles cause the handle to feel loose and eventually fail to retract the latch. Spindle replacement is a straightforward repair.
 
Glass Doors
 
Frameless glass doors found in some Dubai bathrooms and office partitions develop issues with their pivot hinges and floor springs. The most common failure is the floor spring that controls the door's closing speed wearing out. The door then either slams shut dangerously or swings freely without controlled closing.
 
Floor spring replacement requires removing the glass door, extracting the old floor spring from its floor housing, installing the new one, and rehang the door with proper tension adjustment. This is specialist work due to the weight and fragility of the glass.
 
Fire Doors
 
Fire doors in Dubai buildings are a safety requirement and are subject to specific regulations. Fire doors must be self-closing, must seal tightly against the frame when closed, and must have intumescent strips that expand in heat to seal gaps.
 
Common issues with fire doors include disabled self-closers that are propped open for convenience, worn intumescent strips, and damaged seals. Maintaining fire doors in proper working condition is not optional — it is a building code requirement that is checked during inspections.

Any door repair involving hinge replacement on heavy doors, frame modification, lock mechanism repair, glass door handling, or fire door maintenance should be done by a professional.
